Our Property Management division is open from Monday to Friday between 8:30am and 5:00pm.
Telephone, Electricity and Gas
Moving house isn't easy, but at least connecting your home utilities and moving services is a breeze with Ray White Connect. While you're doing the important things like purchasing or moving furniture and/or organising friends to help, we'll do all the ringing around to get your new house connected.
Ray White Connect is a completely free service to you. If you would like to discuss Ray White Connect in further detail please ask your leasing agent.
Payment of Rent
Rent is required to be paid in advance at all times to avoid any breach notices. At the time of signing your lease you will receive a bank deposit book, we accept no cash within the office. Should you be unable to make a rental payment, it is recommended that you contact your leasing agent to arrange an alternative.
Condition Report
The condition report is a very important document when commencing your lease. The condition report will be completed by your agent and you will be handed two copies to record your assesment of the property. This is your opportunity to add any additional comments.
One copy will need to be returned to our office within 7 days from commencement of your tenancy agreement in NSW and within 3 days of commencement of your tenancy agreement in QLD. It is important to retain one copy for your reference.
Rental Bond
Prior to taking possession of your property you will be required to pay a bond equalling 4 weeks rent. This does not form part of any rental payment in advance and will be lodged with the Office of Fair Trading in NSW within 7 days of payment and the Residential Tenancies Authority in QLD within 10 days of payment. Once lodged you should receive advice of lodgement in the mail.
Your bond will be promptly refunded in full at the end of your lease providing all rent is up to date and no monies are owing for any property damage or cleaning.
Inspections During Your Tenancy
Throughout the term of your tenancy your Property Manager may need to inspect your property. Notice will be forwarded to you by mail in advance, at least 7 days prior to inspection. For any reason it's not a convenient time, please contact your leasing agent to reschedule a time.
Repairs and Maintenance
It is our policy that all repairs and maintenance be forwarded to us in writing. (Documents and Links)
Should an unforseen emergency arise outside our office hours and you cannot contact our Property Manager, arrangements can be made with our recommended trades people listed in your Tenancy Agreement.
Keys
A set of keys will be retained in the office should we need to access the property in an emergency or conduct a pre-arranged inspection. Should you want to change any of the locks within the property you will need to contact your leaseing agent first and then supply us with a duplicate key.
Insurance
The lessor is reponsible for insurance of the premises (that is insurance of the building, not for your belongings). If you want protection for your belongings, you will need to inquire about taking up a contents insurance policy with an insurance company of your choice.
